In 2020 we decided to use the world slowdown as an opportunity to turn our guest house into a rental property. We had been dreaming of doing it for years and this was the perfect time! So we spent months making over what had been a small house that we used for personal guests and made it a cozy spot for a rental getaway. It immediately took off and we were Superhosts within months. With each guest we learned and made improvements.
Two years later we bought a second house in Garland TX to be near our grandchildren and we rent it out when we aren’t using it. Again, it’s been a hit with the guests and we’ve loved hosting there. We love our guests and are so thankful to be able share our places with you!

Relaxing One Bedroom Retreat with Hot Tub

Slightly off the beaten path, this one bedroom house has been designed for your comfort. We are 6 miles from Kerrville and 25 miles from Fredericksburg. One bedroom with queen bed and living room with twin bed are great for adults. The loft bed is comfortable, but might be best suited for teens and young adults. Our two person hot tub is ready for you to enjoy! Convenient parking, easy entry, comfortable beds, beautiful surroundings will all welcome you to The Guest House!
The space
The place is decorated for spring, but we change it seasonally so it may be different during your stay.
Park right by the door and make yourself at home! If you have an electric vehicle you can plug in with our level 2 charger!
There is a small desk, dining table with 4 chairs and a stool to make seating for 5. A cozy daybed and two upholstered chairs make seating comfortable while watching the smart TV.
The living room and bedroom each have a wall A/C unit for cooling and the living room unit has heat. If you aren’t used to window units just be aware that they aren’t silent. Our AC units are both brand new, but there will be some noise from them. There is a small plug in heater for the bedroom in the winter. There are plenty of places to charge your devices and relax. The queen sized bed with lamp on each side makes it easy to read or kick back and watch the bedroom TV.
Since the bathroom has an entrance through both the bedroom and the living room (through a hidden bookcase door) no one needs to wake someone up in the night to use the restroom.
The kitchenette has a full sized fridge, full sized microwave and full sized toaster oven that you can fit a pizza in. There is a Keurig coffee maker and small sink. It is also equipped with a drip coffee pot and an electric skillet.
The loft bed is a comfortable mattresses with lighting and a small fan. It does require climbing a ladder and is compact, like a built in upper bunk. While this bed is sized for a child, because it does not have rails we do not recommend it for anyone under the age of 6.
Guest access
We live on the same property as the Guest House and the backyard is a private area not for the guests to use. However you are welcome to sit in the chairs outside of the guest house and relax while enjoying the beautiful views.
You will have to walk up two steps to enter the house, but there are no steps inside.
Other things to note
We have a Pack ‘n Play available upon request.
As for pets, if your pet is clean, house-trained and well behaved send us a message and we will consider allowing them for an extra fee.

We live out in the country. We are just a mile off of the nearest highway, but it is not a neighborhood. You will find quiet evenings and you can see the whole sky at night. If you are looking for peace and quiet this is it.
We are right across the street from the Guadeloupe River. There is a nearby spot where the locals like to swim and there are several parks near town where you can enjoy the peaceful waterfront.
Getting around
Driving is the only way to get around. We are 8 minutes from Kerrville, 4 minutes from Center Point. It is a 30 minute drive to Fredericksburg and 45 minutes to San Antonio. We are about 2 hours and 15 minutes from Austin.
If you want to go out to dinner in Kerrville we are happy to recommend a few good places. You can expect it to take you 10-15 minutes to get anywhere in town.

Everything should be easy to access. In the kitchen there is a regular coffee pot (in addition to the Keurig on the counter) and an electric skillet in the cabinet in the wall. There is a blow dryer under the bathroom sink. Let us know if there’s anything else you need! TV streaming channels are all ready for you to sign in to your own accounts. If you forget to sign out we always check when we clean, so no worries. The hot tub is available for guests to use. Please do not sit or stand on the cover and do not adjust any settings (except the jets…feel free to adjust those you your comfort) without discussing it with us first.

Relaxing Home-Centrally Located-One Story

This small home is a beautiful place to spend your family, friend or work time. It’s made for comfort and relaxation. In the center of all that Garland has to offer, this space is just what you need!
We strive to stay chemical free in our home so you won’t experience air fresheners or toxic cleaner odors. The bedrooms have new mattresses and room darkening curtains for a great night of sleep! There are chargers next to every bedside so you can have your devices ready for the next day’s use!
The space
With three bedrooms this space is ideal for a couple or small group to relax in the heart of North Texas. Two of the bedrooms have a TV and new, memory foam mattresses. The third bedroom has a twin sized daybed and a desk that also serves as an office. Also the third bedroom does not have a closet for guest use, but we have installed wall hooks for you to hang your clothes.
The kitchen is stocked with everything you need for simple cooking. The living and dining area comfortably accommodate four to six people. The spacious backyard is a lovely spot to unwind.
We have a level 2 charger for your electric or hybrid vehicles.
We love hosting families, but the space is not designed for young children. We do have a packnplay if our guests need it and a few toys. We appreciate knowing that our guests will watch their little ones and be respectful of our home.
There is a private attached living area that we often use for ourselves and not accessible to guests. It is completely separate from the rental side and guests rarely even realize we are there. We absolutely respect guest privacy.
Guest access
Guests have the house to themselves. We live part time in an attached apartment that has its own private entry and guests will likely not even see us while they are there.
Other things to note
There are 2 cameras outside that are on 24/7. One is located on the front of house and does record all activities. The doorbell camera records video and audio. There are no indoor cameras.

This neighborhood is in the heart of Garland near the intersection of North Garland Ave and Belt Line. It is a family neighborhood with children and family activities that guests may occasionally hear. We love our neighbors and ask our guests to show them respect.
There is room in the driveway for one car and extra parking is on the street in front of the house. It is illegal to block the sidewalk with a vehicle and the police do monitor that. While the street in front of the house is almost always available, of course we can’t guarantee there will be available space in the street, so be aware that it is possible some walking would be necessary if guests have more than one vehicle.

We are centrally located in Garland. You will need a car or ride share service to get around.
